Used exclusively for non-payment of rent. Can be posted on tenant after rent becomes delinquent.
Used to terminate for cause which
must be either;
(1) subletting in violation of the lease;
(2) unauthorized modifications to the property;
(3) running an unlawful business;
(4) causing a nuisance, causing injury or damage to other tenants/occupants of the property or adjacent properties;
(5) drug violation on premises; or
(6) post-forclosure for former owner.

VIOLATIONS
Used to terminate tenancy
for violation of a lease
(other than failure to pay rent or nuisance).
5-DAY TENANCY
AT WILL
Primarily used for when there is no lease. Terminates tenancy in
approximately five (5) day.
5-DAY UNLAWFUL
DETAINER
Used to notify tenants that they have a time period to either vacate the property or request a hearing. Posted after the expiration of a 3-Day Notice, 5-Day Lease Violation, 5-Day Tenancy At Will,
or a 30-Day Notice.
30-DAY NOTICE
Used by landlords to terminate tenancy after a lease has expired in approximately thirty (30) days.
